How much lease is left?

Every HDB flat is on a 99-year lease. Type the block for how many years it has left, and the buyer’s age for how much CPF and HDB loan that allows.

How it works

An HDB flat’s lease is 99 years from its block’s lease commencement date, the same for every flat in the block. HDB’s open data on data.gov.sg gives the year for each block that has had a resale since 1990, and the year each block was completed.

Questions

How do I find the exact lease start date?

HDB’s open data gives only the year. The exact date is in the flat’s listing on HDB’s resale portal, on its title, and in your HDB Flat Eligibility (HFE) letter when you apply.

What happens when the lease runs out?

The flat goes back to HDB, with nothing paid for it. A few older blocks are picked for SERS (redevelopment, with compensation and a new flat nearby), and VERS, planned for later, would let residents vote for HDB to buy their block back early. Most blocks will just run their 99 years.

How is the CPF limit pro-rated?

When the lease doesn’t cover the youngest buyer to 95, CPF can be used for a share of the lower of price and valuation. The page works it out as (lease left − 20) ÷ (95 − age − 20), which gives the worked examples MND published with the 2019 rules. CPF doesn’t publish its own sum, so check with CPF’s housing usage calculator.

My block isn’t found. Why?

HDB writes streets short: Ave, St, Rd, Nth, Sth, Bt for Bukit, Upp for Upper. The page understands most of the long forms, but try just the street to see every block on it. Executive condominiums and private flats aren’t HDB blocks, so they’re not in the list.
